Propero Chat
What Propero Chat can and can't do, the 20-a-day free message limit versus 60 on Pro, and how to amend a condition report in Pending review.
Open the Chat tab from the bottom navigation bar. You don't need a property to start: Propero Chat works from a fresh account, and answers generally until you add one. Once you have a property (or just one), it automatically has that property's data in view; with more than one, it looks up whichever property you ask about.
What Propero Chat can do
- Answer questions about Australian tenancy law and how Propero works
- Search Australian tenancy legislation for a specific answer
- Read your maintenance requests to answer questions about them
- Read condition reports to answer questions about them
- Amend a condition report while it's in Pending review: update an element's condition, add or dismiss an issue, add a landlord note, or add a room element
- Take a photo attachment with a message, from your library or your camera
It can't create properties or leases, cancel your subscription, delete your account, submit maintenance requests, or send legal notices or documents on your behalf. It can draft wording for you to review, but it won't claim to have sent or filed anything unless it actually did.
Conversations
Tap the history icon (top left) to see past conversations, or + to start a new one. Conversations are saved to your account, and a conversation you open from somewhere specific, like a condition report, stays scoped to that property.
Limits
Free accounts get 20 messages a day. Propero Pro triples that, to 60 a day.
The daily limit resets at midnight UTC, which lands mid to late morning in Australia (the exact time depends on your state and daylight saving).
Send several messages in quick succession and the app may ask you to give it a minute. Hit the daily limit and free accounts are prompted to upgrade to Pro or check back tomorrow; Pro accounts are asked to check back tomorrow.
Privacy and accuracy
The first time you open Chat, Propero shows an AI Data Disclosure explaining what's shared (your chat messages, property details, tenancy information, and maintenance history) to generate relevant responses. You acknowledge it once and it won't show again.
Your data is not used to train AI models.
Every response carries a reminder that Propero can make mistakes: verify anything important independently. You can leave a thumbs up or thumbs down on a response, and report an issue with a bad one.
Condition report edits
From a report in Pending review, use Chat with Propero or Make changes to this report to apply AI-suggested edits before you approve.
