Using Propero Chat

What Propero Chat can and can't do, how it handles tenant emails and forwards, the 20-a-day free message limit versus 60 on Pro, and how to amend a condition report in Pending review.

Open the Chat tab from the bottom navigation bar. You don't need a property to start: Propero Chat works from a fresh account, and answers generally until you add one.

The chat home

A new chat opens on a greeting ("Morning Toby, how can I help?"), one chip, and the composer. The chip is your property's email address once you've set one up: tap to copy it, press and hold to share. Before that it reads Set up your property email on Pro, or Give every property its own email on Free, which opens the paywall. See Propero Mail.

The bar has two buttons: history (top left) and new chat (top right). There's no property picker.

Which property it's talking about

  • With one property, every chat is about that property.
  • With more than one, a new chat starts general and Propero works out the property from what you say ("what's the rent at Smith St?"). Every lookup is scoped to one property, and Propero asks if it can't tell.
  • A chat you open from somewhere specific stays pinned to that property: a tenant email notification, the hub's "tenant emails waiting on you" row, or a condition report's Chat with Propero. The composer shows the address as a chip; its x drops the chat back to general, and only appears before you've sent the first message.

What Propero Chat can do

  • Answer questions about Australian tenancy law and how Propero works
  • Search Australian tenancy legislation for a specific answer
  • Read your rent status, lease, expenses, maintenance requests, and condition reports to answer questions about them
  • Write an email to your tenant, from what you tell it ("let John know I'll do the inspection Thursday at 2pm"), shown as a card you open, read, and send from the property address. Propero never sends it for you
  • Handle a tenant's email to your property address: the email and a drafted reply appear in the chat, you can ask Propero to rewrite the draft, and you send it from the reply sheet. See Tenant emails in Chat
  • Answer an email you forward to the property address, in the chat and by email back to you. See Forwarding your own emails
  • Amend a condition report while it's in Pending review: update an element's condition, add or dismiss an issue, add a landlord note, or add a room element
  • Take one photo with a message, from your library or your camera. It shows as a small Photo chip above the text field; picking another replaces it. Files and voice aren't supported

It can't create properties or leases, record payments, cancel your subscription, delete your account, submit maintenance requests, or send legal notices or documents on your behalf. It can draft wording for you to review, but it won't claim to have sent or filed anything unless it actually did. When it answers a forwarded email it can only read and draft, never edit a record.

Reading a reply

  • While Propero looks something up, a quiet row names it (Legislation, Maintenance, Condition report, Message draft, and so on) with a spinner beside it that becomes a tick once that step is done. After a few seconds of waiting, the row adds how long it has been thinking (for example "Thinking… 8s"). Several in a row fold into Checked N sources; tap to expand. A single row has nothing to expand.
  • Replies stream in as they're written. Under the latest one sits the reminder that Propero can make mistakes.
  • While a reply is coming in, the composer's send circle becomes a filled Stop. Tap it to end the turn and keep whatever has arrived so far.
  • Each reply has three actions: copy, thumbs up, and thumbs down, which opens a short report form. There's no regenerate.
  • Tapping a link inside a reply shows Leave Propero? with the destination first, since the link came from an AI response.
  • If a message fails to send, a Try again link appears in its place.

Conversations

Tap the history button (top left) to slide the drawer over the chat. It's titled Chats, with a compose glyph to start a new one, and groups conversations under Today, Yesterday, Past week, and Earlier. Each row shows your first message and how long ago; with more than one property, the property address too. Conversations are saved to your account. There's no delete or rename yet.

New chat (top right) clears the transcript and any attached photo and starts fresh, with no confirmation.

Limits

Free accounts get 20 messages a day. Propero Pro triples that, to 60 a day. Tenant emails Propero reads, drafts it rewrites, and emails you forward each count as a message.

The daily limit resets at midnight UTC, which lands mid to late morning in Australia (the exact time depends on your state and daylight saving).

Send several messages in quick succession and a card above the composer asks you to take a breather (5 in a minute on Free, 10 on Pro). Hit the daily limit and the card reads You've hit today's free limit with an Upgrade to Pro button ("3x more daily messages"); Pro accounts see You've hit today's limit and are asked to check back soon. The paywall itself describes the two allowances as Limited and Extended rather than quoting numbers.

Privacy and accuracy

The first time you open Chat, Propero shows an AI Data Disclosure explaining what's shared (your chat messages, property details, tenancy information, and maintenance history) to generate relevant responses, and that Google processes this data on Propero's behalf. Tap Agree & continue once and it won't show again; dismiss it and you're returned to the tab you came from.

Your data is not used to train AI models.

Every response carries a reminder that Propero can make mistakes: verify anything important independently.

Condition report edits

From a report in Pending review, use Chat with Propero or Make changes to this report to apply AI-suggested edits before you approve.
