Routine inspection report

Mid-tenancy checks on a 90-day cycle. A single combined AI pass compares every room to its baseline and can flag hazards and possible lease issues.

A Routine Inspection tracks how the property is holding up during the tenancy, without waiting until the tenant moves out to find out.

Comparison baseline

Routine reports compare against the most recent approved report of type Ingoing or Routine, whichever is more recent. So each inspection measures change since the last check-in, not just change since move-in.

How it's analysed differently

Unlike ingoing and outgoing reports, which analyse each room independently, a Routine Inspection runs as a single combined AI pass across every room in the property at once, with each room compared to its baseline. This is also the only report type that can flag:

  • Hazards: exposed wiring, water ingress, broken railings, gas smell, structural cracks
  • Possible lease issues: unapproved pets, smoking evidence, unauthorised modifications, tampered smoke alarms

These only appear when the AI actually detects something. An unremarkable inspection won't manufacture findings.

Meter readings and keys and security notes aren't collected on routine inspections, since those only matter at move-in and move-out.

Steps

  1. Open Property Health
  2. Tap Create New Report (requires Propero Pro)
  3. On the New Report screen, switch the report type to Routine, then review the room list
  4. Tap Start, then record video in each room (same capture rules as an ingoing report, minus the smoke detector requirement), talking through what you see as you go
  5. Tap Submit Report
  6. Review and tap Approve Report when ready

Frequency

Routine inspections run on a roughly 90-day cycle from your last ingoing or routine report. The Property Health pulse card shows where you're at: Good, Due in Xd once you're past 75 days, or Due Soon once you're past 90. Propero also sends an Inspection coming up push reminder within 14 days of the due date, separate from rent reminders.
