Every Australian state and territory has its own regulator and forms for the "Big 4" when you start a private tenancy: a guide for the tenant, the lease (residential tenancy agreement), bond lodgement with the bond authority, and an entry condition report. There is no central bond authority in the NT. Bonds are paid directly to the landlord and held in trust in a Northern Territory bank account. You must provide the tenant with a receipt.
